Service Guarantee

We pride ourselves on our Service Guarantee which ensures that requests from residents or tenants will be responded to within four hours (4), and any request will be resolved within twenty-four (24) hours. If the issues cannot be resolved within twenty-four hours, we will contact the resident or tenant and inform them of a plan of resolution and an approximate time frame for the completion of work. We will make the best effort to set convenient service hours for the resident or tenant except in the case of an emergency.

24-Hour Emergency Service

Emergencies don’t always happen during normal business hours. We have an efficient 24-hour emergency system that allows us to direct a problem to our on-call vendors at any hour of the day.


We use highly skilled vendors, many of which we have established long-lasting relationships with for several years. We require a high level of service, quality, and courtesy. Our vendors are very proficient in their trade and they work very hard to accommodate our residents’ and tenants’ needs.

Accounting and Bookkeeping

We have an in-house accounting and bookkeeping staff to take on all types of projects. We work on a cash basis and use the real estate commission tested & approved AppFolio property management software. We take pride in providing our owners and tenants with current and accurate information.

Qualifying Criteria

When qualifying a potential tenant, we are fair yet firm. We review credit, rental and criminal history. We contact references, current and previous landlords as well as current and previous employers. It is our goal to find the highest quality tenant for our properties.

  • Credit Reports: Our property managers and leasing agents have a direct connection to TransUnion credit reporting services. We obtain a credit report which tells us the applicant’s current and past performance toward meeting their financial obligations. It also tells us their monthly debt, credit score, and shows their previous addresses (which we compare to addresses listed on the application.) Applicants must meet established credit standards.
  • Criminal Record Checks: We pull the county and state criminal records for all applicants. If anything appears on the criminal record we analyze the potential risk of them being detrimental to the safe operation of the property.
  • Landlord/Employer/Personal References Checks: We personally talk to past landlords and ask detailed, open-ended questions about the applicant’s past performance.
  • Property Tax Search: If a private individual is listed as a previous or current landlord we will pull the tax records and verify that the person listed owns the property.

Once a resident or tenant has been approved for one of our properties the work really begins. We are committed to knowing our tenants and establishing an open line of communication with them. The majority of our tenants are long-term tenants and we believe that you don’t get a tenant to lease from you for over twenty years if you are not doing a good job at managing.
